When you have found a property you will need to pay a holding deposit to secure the property whilst referencing and administration checks are completed.
There is a tenancy administration fee of £60.00, which includes collecting and holding monies at point of offer, confirming the offer, drawing up the tenancy agreement, preparing prescribed information in accordance with the nominated security deposit scheme, agreeing collection of any shortfall and payment method, providing tenant with method of payment. There is also a reference application fee of £114.00 per applicant to arrange independent referencing of the applicants. If applicable further charges may include a guarantor reference fee of £72, deed of guarantee £30, named occupant fee £24, renewal/administration fee £72 for one person £42 per person if more than one person, change of occupant fee administration £114, to reference any new occupants for change of occupant £60, change to tenancy document after they have been signed but before tenancy starts £60, early termination/deed of surrender £180, failed appointments such as property visits or check out appointments etc. £72 plus costs, all fees quoted are inclusive of vat.
The holding deposit will be £250.00 which will ultimately form part of your deposit, which is protected by the Tenant Deposit Protection Scheme. A detailed inventory may be done at the start and end of your tenancy, this ensures the property is left in the same state and condition when you leave.
Once the tenancy agreement is prepared and signed by both you and the landlord, we will confirm the move in date and on that day you will be required to pay a deposit equal to six weeks rent. (This has to be cleared funds).
